How automated valuations can be wrong
Our estimates rely on automated valuation methods (AVMs) and third-party data (including RentCast), which have real limitations:
- Public records can be outdated, incomplete, or simply wrong — square footage, bed/bath counts, and sale histories included.
- Comparable sales may be scarce in rural areas, unique properties, or fast-moving markets, which widens the error range.
- Repair estimates are modeled from your tap-through answers, not a physical inspection. Hidden problems (foundation, sewer, mold, permits) can move costs dramatically.
- Market conditions change. An estimate from last month may not hold today.
- AI-generated content can contain errors and should always be checked.
All data and outputs are provided as-is, with no warranty of accuracy, completeness, or fitness for a particular purpose.
Verify with professionals
Before you make an offer, sign a contract, or commit money, verify every number independently: pull your own comps, walk the property, get contractor bids, and consult licensed professionals — agents, appraisers, inspectors, contractors, attorneys, and accountants — as appropriate. You are solely responsible for verifying all numbers and for the outcomes of your decisions.
